Do I get to see the lease or sign it?
The property management agreement you will sign gives Better Homes PM the authority to sign the lease for you. A copy of the lease will be emailed to you directly after it has been signed. -
Can I reach you after hours?
We have an after hours line for emergency maintenance requests only. Emails and missed calls that are not emergencies will be responded to promptly on the next business day. -
Do you sell real estate too?
We are able to help you buy and sell your properties as needed. -
How and when do I get my checks?
Owners are paid via direct deposit on the 20th of every month. -
How is rent collection handled?
Rent is due on the 1st and our residents are able to pay directly through the resident portal. -
How long of a lease do you sign?
Our lease terms are one year with an option to renew yearly. We are also able to help with shorter term leases as well as longer term leases. -
How much security deposit do you charge the tenant?
The security deposit is equal to one month’s rent. In certain circumstances, we may charge up to 2 month’s rent as the security deposit. -
How soon can you start managing my property?
Our management begins on the listed date on the management agreement, once it is signed by both the property owner and Better Homes PM. -
What type of properties do you manage?
Our portfolio includes, single family homes, multi-family homes (such as duplexes, triplex, and quads), townhomes, and condos. -
What type of reports do I get and how often?
You will be able to access your monthly statements, along with documents, charges, and repairs through your owner portal 24/7. -
Who holds the tenant security deposit?
The Security Deposit is held through a trust account by Better Homes PM. -
Can I use my own maintenance people?
We have a network of contractors that will allow us to quickly assign vendors to repair issues as they come up. Ensuring the residents comfort while preventing further issues and damage to your investment. -
How do I pay for repairs for my home?
Payment will be taken out of the property reserves or if needed, owners are able to make a direct deposit contribution in their portal to pay for the repairs. -
What is the purpose of the Property Reserve and why is it necessary?
The Property Management Agreement outlines that the landlord agrees to permit Better Homes PM to retain a predetermined sum of the owner’s funds in reserve. This covers expenses associated with the management and operation of your property. With the reserve in place, we can address minor maintenance issues, reducing the need for calls to you for immediate financial contributions. In more urgent situations, the reserve serves as a helpful buffer, ensuring the safeguarding of your property and tenants' well-being. It is important to note that failing to respond and approve our maintenance requests could lead to legal consequences, as laws are in place to protect tenants' right to a habitable living condition. The reserve enables us to take necessary action in the event of a delayed response. Our fiduciary duty is centered on maintaining tenant safety and living standards, while also striving to minimize expenses for our owners. -
What is your pet policy?
Our standard pet policy is a $250 non-refundable pet fee per pet, a $25 monthly pet rent per pet, with a 2 pet maximum. We also have a list of restricted breed dogs. While we will never require you to take pets, however studies have shown that 72% of renters have pets. Please understand that choosing not to allow pets may extend the rental process. Please note that assistance animals are in a different legal classification than pets. -
Do you inspect the homes you manage?
We do a full move-in inspection and a full move out inspection, with detailed pictures and notes. We also have an option for 1 or 2 additional inspections within the 1 year lease term. -
What happens if an eviction needs to be filed?
We handle all aspects of the eviction process, from filing and going to court. In cases where there are extenuating circumstances, we will also be able to recommend an attorney to help with the case.
